Pat S. Hurst has over thirty years of diverse experience in all phases of commercial and retail real estate including investment sales, leasing, market assessment, gap analysis, strategic planning, marketing, promotion, tenant recruit­ment, business development, financial analysis and construction.

As the founding partner of Hurst/Harrigan Associates and Economic Development Systems, Ms. Hurst has directed the programming and planning for both master planned projects and many urban main street retail/hotel revitalization programs. They include Colorado Boulevard in Old Pasadena/Playhouse District/South Lake Avenue, Downtown Napa in Napa, Pine Avenue in Long Beach, Main Street/Pier Avenue in Huntington Beach, Westwood Boulevard in the Westwood area of Los Angeles, the San Jose Historic District, Downtown San Jose and retail areas throughout California. Three of these programs have received national recognition by Urban Land Institute, The Great American Main Street Award and a Presidential Commendation - Pasadena Beautiful.

Private Sector Her expanding private sector client base includes firms such as Invesco, Grosvenor Americas, Lend Lease, Boeing, American General/Octane, Passerelle Investments (Sergey Brin), The Related Companies of California, CIM Group, the San Antonio Winery Family, Doheny Family Trust, Paragon Management, AEW, JMI Realty, Continental Development, Urban Commons and CWCapital. Tenants include The Improv, Regal Cinemas, AMC Theaters, Laemmle Theatres, iPic, Burke Williams Day Spa, etc. Current private sector projects include the newly announced Queen Mary Island project of 500,000-700,000 square feet for Urban Commons.

Public Sector Results of her public sector efforts include multi-block development transactions with such firms as Palladium/Related Companies of New York, CIM Group of Hollywood and TrizecHahn of Los Angeles. Transactions with hotel concepts include Joie de Vivre, Fairmont, and Marriott Courtyard. Entertainment and retail tenants such as House of Blues, The Improv, IMAX Theatres, Zara, Crate & Barrel, Saks, Cheesecake Factory, Pottery Barn, P.F. Chang’s China Bistro, Border Grill, to name a few, have depended on her market knowledge for site selection in specific trade areas.

As a result of her working knowledge of the hotel/retail/real estate commercial markets and her expansive network of contacts in the industry, Ms. Hurst provides her private and public sector clients with vast experience including market assessment of urban districts, proposed downtowns and mixed use development projects, as well as, marketing, leasing and investment sales throughout California. In addition, Hurst Harrigan Associates provide RFQ/RFP consultation/advisory services to both private and public entities.

Current memberships include The International Council of Shopping Centers (ICSC) and Urban Land Institute (ULI). Ms. Hurst is considered an expert in her field and has been a frequent guest speaker for UCLA Extension, ULI, ICSC, International Downtown Association, California Redevelopment Agency, Downtown Main Street Association, etc. She holds a Bachelor of Science Degree from Tennessee Technological University and a California Real Estate Brokerage license and is a Board Director for two charitable organizations in the Los Angeles area.
